Design Guidelines
GUIDELINES FOR THE BEDFORD LANDING-WATERFRONT HISTORIC DISTRICT
The Guidelines for the Bedford Landing-Waterfront Historic District have been produced by the NBHC to provide property owners/tenant, architect and contractors with the history of the district, the administrative policies and requirements as well as the state and local laws that the NBHC must follow. This publication provides detailed information on the obligation of owners/tenants, changes that require approval and the application process.

The NBHC has established policies to provide more detailed guidance for conditions that may not be specified in the Secretary of the Interior's Standards for the Treatment of Historic Properties with Guidelines, or that may be unique to the district. These policies have also been developed to streamline the application process where possible for property owners and tenants, and have been enacted by the NBHC as allowed by Chapter 40C of MGL.

SECRETARY OF THE INTERIOR'S STANDARDS FOR THE TREATMENT OF HISTORIC PROPERTIES WITH GUIDELINES
The NBHC uses the Secretary of the Interior's Standards for the Treatment of Historic Properties with Guidelines as the basis for determining if an appropriate approach is being proposed for work that may be undertaken in the district. The Standards are intended to provide guidance to historic building owners, preservation consultants, architects and contractors prior to working on a building or structure.

Guidelines have been prepared to assist in applying the Standards to all project work, such as window repair/replacement, masonry treatments, etc. The Guidelines are set up in a way that lists approaches that are consistent with the Standards as "recommended" and lists approaches that are inconsistent with the Standards as "not-recommended". The NBHC urges building owners/tenants, architects and contractors to use these guidelines as a practical approach to a proposed project in the preparation of applications to the NBHC.

The NBHC general uses the Standards and Guidelines for the treatment of Rehabilitation for most properties within the district, however there are cases were Preservation, Restoration or Reconstruction may be the most appropriate approach to a specific project for a building or structure. HISTORIC PRESERVATION BRIEFS
{short description of image} The National Park Service has published easy-to-read briefs on preserving, rehabilitating and restoring historic buildings. The first Preservation Brief was published in 1975, and there are now 44 briefs that have been published to provide property owners, preservation professionals and contractors technical and detailed information to assist their efforts in maintaining historic properties. Web versions of the Preservation Briefs are available online and the NBHC urges the use of these briefs as a valuable resource to preserving our historic structures for this and future generations.
